Year-end report January - December 2021
Holmström Fastigheter Holding AB (publ) ("Holmström Fastigheter") was formed in December 2020.
January - December 2021
- Rental income amounted to SEK 84 million.
- Net operating income was SEK 52 million.
- Result from associated companies was SEK 573 million and is mainly attributable to the revaluation of shares in Magnolia Bostad, which took place in connection with the acceptance of the offer to the shareholders of Magnolia Bostad, and to an effect of reclassification of properties from project property to investment property in Vincero Fastigheter 5 AB ("Vincero Fastigheter").
- Change in value of investment properties was SEK 311 million. SEK 236 million is due to value-creating investments, rent increases and lower yield requirements. SEK 74 million of the change in value is attributable to the acquisition of assets from the F Holm- ström Group in Q1 2021.
- The operating result was SEK 927 million.
- Profit after net financial items was SEK 898 million and profit for the period was SEK 796 million.
October - December 2021
- Rental income amounted to SEK 28 million.
- Net operating income was SEK 16 million.
- Profit from investments in associated companies was SEK 313 million. SEK 302 million relates to Vincero Real Estate, the majority of which is attributed to the effect of reclassification of properties from project property to investment property.
- Change in value of investment properties was SEK 182 million.
- Operating profit was SEK 508 million.
- Profit after net financial items was SEK 495 million and profit for the period was SEK 424 million.
Key events October - December 2021
- Acquisition of two investment properties in Kalmar.
- Nasdaq Stockholm has approved Holmström Fastigheter's application for admission to trading of the bonds.
- Holmström Fastigheter and Brunswick have designed social covenants in a loan of SEK 600 million.
Important events after the end of the quarter
- Holmström Fastigheter, Slättö Core Plus AB ("Slättö") and Latona Fastigheter AB ("Latona") have established a JV regarding the ownership of Klippudden Fastigheter AB, a subsidiary of Holmström Properties prior to the transaction. After the transaction, the JV company will be owned (directly or indirectly) 50% by Slättö, 47.5% by Holmström Fastigheter and 2.5% by Latona. The properties will be sold at the valuations available as of 31 December 2021. Holmström Fastigheter will receive an additional purchase price of almost SEK 50 million for properties not yet acquired. Holmströmgruppen will continue to be the asset manager for Klippudden Fastigheter.
