Interim report January - September 2021

Holmström Fastigheter Holding AB (publ) ("Holmström Fastigheter") was formed in December 2020.

January - September 2021

- Rental income amounted to SEK 56 million.
- Net operating income was SEK 36 million.
- Income from associated companies was SEK 260 million, which is mainly attributable to the revaluation of shares in Magnolia Bostad that took place in connection with the acceptance of the offer to the shareholders of Magnolia Bostad. During the first and second quarters, losses in Magnolia Bostad AB had a negative impact on the result.
- Change in value of investment properties was SEK 129 million. SEK 55 million is due to value-creating investments, rent increases and lower yield requirements. SEK 74 million of the change in value is related to the acquisition of assets from Holmströmgruppen in the first quarter of 2021.
- The operating result was SEK 419 million.
- Profit before tax was SEK 403m and profit for the period was SEK 372m.

July - September 2021

- Rental income amounted to SEK 27 million.
- Net operating income was SEK 18 million.
- Income from associated companies was SEK 311 million, which is mainly attributable to the revaluation of shares in Magnolia Bostad that took place in connection with the acceptance of the offer to the shareholders of Magnolia Bostad.
- Change in value of investment properties was SEK 33 million.
- Operating profit was m 359.
- Profit before tax was SEK 351 m and profit for the period was SEK 343 m.

Important events July - September 2021

- Issuance of an additional bond with a nominal value of SEK 200 million under the existing framework. Bonds totalling SEK 500m have been issued under a framework of SEK 750m maturing in October 2024.
- The public offer for the associated company Magnolia Bostad was accepted. 99% of the shares were acquired by HAM Nordic AB, which is owned by the Holmström Group, Holmström Fastigheter and Ariem. As a result, Magnolia Bostad's shares were delisted from Nasdaq Stockholm on 17 September. 

Important events after the end of the quarter

- Signed an agreement to acquire two residential properties in Norrköping with approximately 2,000 sqm GFA.
- Signed an agreement to acquire approximately 10,400 sq.m. of GLA in central Kalmar, comprising three existing residential properties and two additional apartment buildings to be completed in 2023. The transaction is subject to financing.
