INTERIM REPORT JANUARY - DECEMBER 2022

In March 2021, Holmströmgruppen carried out a restructuring of the group. By combining companies with residential and community properties and shareholdings in Magnolia Bostad and Vincero Fastigheter, a new subgroup was created under a new parent company, Holmström Fastigheter Holding AB (publ), ("Holmström Fastigheter").

COMMENTS ON THE RESULT

JANUARY - DECEMBER 2022

  • Rental income amounted to SEK 53 million (84). The decrease from the corresponding period last year is attributable to the sale of Klippudden Fastigheter to a jointly owned JV company.
  • Net operating income was SEK 26 million (52).
  • Results from associated companies had a negative impact of SEK -437m (573).
  • The change in value of investment properties was SEK -28 million (311), of which SEK 10 million is attributable to the sale of Klippudden Fastigheter to a jointly owned JV company and SEK -38 million is attributable to unrealised changes in value within the portfolio.
  • Net profit for the period amounted to SEK -455 million (826).

 
OCTOBER - DECEMBER 2022

  • Rental income amounted to SEK 10 million (28). The decrease from the corresponding quarter last year is attributable to the sale of Klippudden Fastigheter to a jointly owned JV company.
  • Net operating income was SEK 3 million (16).
  • Result from associated companies was SEK -193m (313), which consists of a capital share from Magnolia Bostad AB of SEK -110m, a capital share from Ankarhagen of SEK 9m and a capital share from Klippudden Fastigheter and Vincero Fastigheter, which generated approximately SEK -58m and SEK -34m, respectively, during the period.
  • Changes in value of investment properties during the period amounted to SEK -38m (182), of which SEK -21m is attributable to unrealised changes and SEK -17m relates to reclassification to deferred tax from the previously completed sale of Klippudden to a part-owned JV. 
  • The operating result was SEK -226 million (508).
  • Net profit for the period amounted to SEK -215 million (454).

 
KEY EVENTS OCTOBER - DECEMBER 2022

  • Holmström Fastigheter acquired shares in Ankarhagen Holding AB from the Holmström Group during the period. The transaction took place at book value and is reported in Q4 as shares in associated companies.

  • No significant events after the end of the quarter.
