Holmström Fastigheter Holding AB (publ) ("Holmström Fastigheter") was formed in December 2020.
January - September 2021
- Rental income amounted to SEK 56 million.
- Net operating income was SEK 36 million.
- Earnings from associated companies amounted to SEK 260 million, which is mainly attributed to the revaluation of shares in Magnolia Bostad, which took place in connection with the acceptance of the offer to the shareholders of Magnolia Bostad. During the first and second quarters, losses in Magnolia Bostad AB had a negative impact on earnings.
- The change in value in investment properties was SEK 129 million. SEK 55 million is due to value-creating investments, rent increases and lower return requirements. SEK 74 million of the change in value is attributable to the acquisition of assets from the Holmström Group during the first quarter of 2021.
- Operating profit was SEK 419 million.
- Profit before tax was SEK 403 million and profit for the period was SEK 372 million.
July - September 2021
- Rental income amounted to SEK 27 million.
- Net operating income was SEK 18 million.
- Earnings from associated companies were SEK 311 million, which is mainly attributed to the revaluation of shares in Magnolia Bostad, which took place in connection with the acceptance of the offer to the shareholders of Magnolia Bostad.
- The change in value in investment properties was SEK 33 million.
- Operating profit was 359 m.
- Profit before tax was SEK 351 million and profit for the period was SEK 343 million.
Important events July - September 2021
- Issue of additional bonds at a nominal value of SEK 200 million under the existing framework. Bonds totalling SEK 500 million have been issued within a framework of SEK 750 million with maturity in October 2024.
- The public offer for the associated company Magnolia Bostad was accepted. 99% of the shares were acquired by HAM Nordic AB, which is owned by holmströmgruppen, Holmström Fastigheter and Ariem. As a result, Magnolia Bostads shares were delisted from Nasdaq Stockholm on September 17.
Important events after the end of the quarter
- Signed an agreement to acquire two residential properties in Norrköping with approximately 2,000 sqm BOA.
- Signed an agreement to acquire approximately 10,400 sqm of BOA in central Kalmar, which constitutes three existing residential properties and two additional point houses that will be taken over after completion in 2023. The transaction is subject to financing.
